Property Relay is designed for landlords who manage their own properties but do not want to personally coordinate every repair, tenant message, trade visit, and follow-up. The owner remains the landlord, establishes written spending and decision limits, and Property Relay acts only within that authority.

No recurring monthly service fee or percentage of rent. Fixed fees apply for onboarding, accepted Work Orders, additional coordinator time, expenses, and third-party costs as applicable.

Property onboarding

The onboarding visit is for orientation and information gathering only. It is not a property, building, safety, code-compliance, or professional inspection.

Remote Work Order

$150

  • Reasonable intake and troubleshooting

On-Site Work Order

Additional coordinator time

Business hours — $100 per hour

Billed in 15-minute increments

The first 90 minutes are included in the applicable Remote or On-Site Work Order fee regardless of the time of day. Only additional time is billed at the applicable business-hours or after-hours rate.

Additional coordinator time is accumulated by Work Order rather than separately rounding every message, call, or email.

One distinct underlying issue equals one Work Order.

One Work Order means one distinct underlying maintenance or repair issue. Multiple calls, messages, appointments, tenants, or units relating to the same underlying issue remain one Work Order. Unrelated issues are separate Work Orders.

Important pricing detailsParking, tolls, and other direct expenses are additional. The Remote and On-Site Work Order base fees are the same during business hours and after hours. If a Remote Work Order later requires attendance, the $325 On-Site Work Order fee replaces the $150 Remote Work Order fee. Both base fees are not charged for the same Work Order. Trade labour, materials, taxes, permits, and other third-party costs are separate. HST applies where applicable. Invoices are due within seven days.

During business hours, accepted requests are handled subject to availability. Outside business hours, best-effort support may be available, particularly for critical and time-sensitive issues. After-hours response times and coverage are not guaranteed.

Telephone and email are not continuously monitored. Receiving or reading a message does not mean an after-hours request has been accepted.
