Property Relay is designed for landlords who manage their own properties but do not want to personally handle every maintenance request, trade appointment, access arrangement, and follow-up. The owner remains the landlord, sets written decision and spending limits, and Property Relay coordinates within that authority.

No recurring monthly management fee or percentage of rent. You pay for property onboarding, accepted Work Orders, additional coordinator time, direct expenses, and third-party costs as applicable.

Property onboarding

  • Collection of available keys, codes, and documents
  • Review of available appliance, warranty, service, and vendor information

  • Ordinary round-trip travel within Toronto for the included attendance

The onboarding visit is for orientation and information gathering only. It is not a building, safety, code-compliance, or professional property inspection.

Remote Work Order

$150

per Work Order

  • Maintenance intake and reasonable initial troubleshooting
  • Communication with the owner, tenant, and trades
  • Trade coordination, scheduling, and follow-up
  • Closeout
  • Up to 90 minutes of total Coordinator Time
  • No property attendance

On-Site Work Order

per Work Order

  • All Remote Work Order services
  • One attendance at the Toronto property
  • Ordinary round-trip travel within Toronto for that attendance
  • Up to 90 minutes of total coordination and on-site Coordinator Time

Additional Coordinator Time

Business hours — $100 per hour

Billed in 15-minute increments

Additional Coordinator Time

After hours — $150 per hour

Billed in 15-minute increments

The first 90 minutes are included in the applicable Remote or On-Site Work Order fee, regardless of the time of day. Time beyond 90 minutes is billed at the applicable business-hours or after-hours rate.

Additional Coordinator Time is accumulated by Work Order. Individual calls, messages, and emails are not each rounded separately.

One distinct underlying issue equals one Work Order.

A Work Order covers one distinct underlying maintenance or repair issue. Multiple calls, messages, appointments, tenants, or units relating to that same issue remain part of one Work Order. Unrelated issues are treated as separate Work Orders.

Important pricing detailsParking, tolls, and other direct expenses are additional. Remote and On-Site Work Order fees are the same during business hours and after hours. If a Remote Work Order later requires attendance, the $325 On-Site Work Order fee replaces the $150 Remote Work Order fee; both fees are not charged for the same Work Order. Trade labour, materials, taxes, permits, and other third-party costs are separate. HST applies where applicable. Invoices are due within seven days.

Accepted requests are handled subject to availability during normal business hours. Outside those hours, best-effort support may be available for urgent and time-sensitive issues, but response times and coverage are not guaranteed.

Telephone and email are not continuously monitored. A request is accepted only when Property Relay confirms acceptance or begins substantive coordination.
